Hosting teams can work together without sharing the same account or private information. Each team member has their own Airbnb account settings and login, which they can adjust as needed, making it easier to keep everything moving. The account owner chooses who can join the team and which tools and features they can access.
Types of permissions
Account owner
The person who sets up a team becomes the account owner. They have a special set of permissions that can’t be changed, and they also own any listings team members create for the account. Only this person can:
- Access all permissions
- Edit business account details, taxpayer info, and payout preferences
- Deactivate the Airbnb account
- Deactivate the team
- View financial info such as the owner's taxpayer and payout details
- Create and manage Resolution Center claims for listings a team manages on behalf of another listing owner
- Revoke access to the listing any time (Note: It’s generally a good idea to let your team know before you do this)
Tasks
Task permissions are for service providers on a team like cleaners and maintenance workers. Team members with task permissions can:
- View tasks assigned to them and claim available tasks
- Mark tasks as started, in progress, and done
- View reservation details for tasks assigned to them
- Submit reports of broken or found items
Listing management
Pricing and availability settings fall under listing management. Team members with listing management permissions can:
- Create listings on behalf of the team owner
- Edit listing content including listing details and booking settings
- Unlist, snooze, and deactivate listings
- Set pricing when a listing is created
- Update details like taxes for each listing
- Manage pricing settings, including discounts, fees, smart pricing, currency, and nightly price
- Manage availability settings, including availability window, check-in and checkout restrictions
- Sync Airbnb calendars to their existing calendar systems
- Create and edit rule-sets
- Review reservation earnings
- Accept listing owner invites to manage their listings
- Create and assign tasks
Guest management
Team members with guest management permissions can:
- Make changes to reservations, adjust reservation dates and number of guests, and block the calendar when the changes are related to reservations
- Review reservation earnings
- Be a point-of-contact person for customer service
- Send messages, special offers, or pre-approvals to guests
- Write and respond to guest reviews
- Create and assign tasks
- Create and manage Resolution Center claims for listings the team directly owns, starting June 14, 2021
Note: In the following situations, the account owner will still need to complete the transaction or resolve the issue:
- If a Resolution Center claim results in the account owner’s payment method being charged in order to pay a guest
- If the claim involves damages or missing items
- If either party requires Airbnb to be involved in the resolution of the claim
Finances
Team members with finances permissions can:
- Access the transaction history in Account Settings
- Generate CSV earnings and payouts reports
- Review reservation earnings
- Create and assign tasks
Team management
Team members with team management permissions can:
- Invite people to join the team
- Remove team members
- Edit team member permissions, except their own
- Create and assign tasks
