Ukulawula ukubhukha nge-Luxe

Luxe listings can receive two types of reservations: Online bookings and Assisted bookings. How you manage reservations will vary slightly depending on if you have Instant Book turned on.

Online Bookings

When guests decide to book without the help of a Trip Designer, they have to log in, select dates, accept the house rules/cancellation policy, and enter their payment information.

If your listing is Instant Book

Booking confirmation: Bookings will be approved automatically for Instant Book listings. A confirmation email will be sent to you, and a block will appear in the listing’s calendar. Trip Designers are assigned to all Instant Book reservations within 24 hours. If there is a problem with the reservation, contact your assigned Trip Designer.

Payout: At the time of booking, a deposit will be collected from the guest to secure the reservation. Depending on the guest’s payout method, it can take up to 7 business days for the funds to arrive. The remaining balance will be paid to you based on the terms outlined in the confirmation email.

If your listing is not Instant Book

Booking request: You'll receive an email from express@airbnb.com to notify you when someone has made a booking request.

Since no Trip Designer will be involved in the booking process, the email will give you additional information about the guest and access to:

  • The guest profile
  • The guest location
  • The guest information that Airbnb has verified. (For out more by visiting verifying your identity)

Respond: You have 24 hours to accept/decline the booking request. Follow the link in the email to approve/decline the request.

If the request is approved, the booking is automatically confirmed since the guest has already entered payment information. You will receive a confirmation email, and a block will appear in your calendar.

If you choose to decline a request, a reason for declining will be asked.

Guests can cancel a booking request for your property if it is still in pending status.

If you have already accepted or declined the booking, they will no longer have access to this feature.

Assisted Bookings

When guests need additional information, they will require the help of a Trip Designer. The Trip Designer will contact you:

  • If they have questions about the home
  • To confirm rates and dates for the requested travel dates (pre-approval)
  • If the guest is ready to proceed and they need your approval on a quote

Pre-approval - If we're trying to recommend your property to a traveler, but we don't have up-to-date availability or rate information, a Trip Designer will reach out to you to ask for pre-approval. Confirm availability and rates or give a reason for declining the inquiry. This will not put a block on your calendar.

Quote approval: When guests are ready to book your property, Trip Designers will send you a quote to approve/decline.

If your listing is Instant Book

Confirmation: For Instant Book listings, quotes will be approved automatically. A payment link is then sent to the guest, who has 72 hours to enter their payment information and provide a deposit. During that time, your calendar will show Pending reservation to block the dates from conflicting requests. If a guest does not provide a deposit within 72 hours, the dates will be released. Trip Designers are assigned to all Instant Book reservations within 24 hours. If there is a problem with the reservation, contact your assigned Trip Designer.

Payout: A deposit will be collected from the guest at the time of booking to secure the reservation. It will be deposited within 72 hours upon receipt and reconciliation of guest funds. The reconciliation, dependent on the payout method, can take up to 7 business days. The balance will be paid to you based on the terms outlined in the confirmation email.

If your listing is not Instant Book

Receive request: You'll receive an email from automated@airbnb.com letting you know that an agent has made a booking request on behalf of a guest. The email will clearly state the agent’s name, letting you easily know that this booking is an assisted one.

You have 72 hours to accept/decline a booking request from a Trip Designer (on behalf of the guest).

Respond: Follow the link in the email to either approve/deny the request (within 72 hours).

If the request is approved, a payment link is sent to the guest, who has 72 hours to enter their payment information and provide a deposit (or pay in full, depending on check-in time). During that time, your calendar will show a Pending reservation to block the dates from conflicting requests. If a guest does not provide a deposit within 72 hours, the dates will be released.

If you choose to deny a request, you will be asked to provide a reason for declining.
