It is situated a short walk from town centre that has a supermarket, coffee shops and hotels with the Avoca Hotel that boasts many awards for both food and beverages. Avoca has monthly markets along with two annual race meetings, March and October. The local pool is open in the warmer months and access the Avoca river in the middle of town. Avoca also offers access to outstanding wineries in the area.

Period mud brick cottage originally built sometime before or around 1900 with family history stretching back five generations and the gold rush. It is set on a property of nearly 30 acres with abundant wildlife and scenery. It is located approximately 5-6 kms from the township of Avoca Victoria and it is within walking distance of a couple of local wineries and the Percydale historic area. It is isolated from any close neighbours and you do not have to share facilities with any other guests.
