Woodland Pytchley sits in an acre of private woodland garden and has belonged to the same family for nearly a hundred years. Situated in a hillside residential area at the top of West Runton village, you will find this lovely property quietly tucked away at the end of a private road bordered by the Roman Camp National Trust woodland. Woodland Pytchley has undergone a completion transformation - in the same footprint of what had become a rather tired bungalow, now stands proud a stunning, brick and flint, award-winning (Craftmanship Award, Norfolk Association of Architects) detached house.

Once inside you will appreciate the craftsmanship - a lovely, smooth curved wall in the entrance hall; a spacious open-plan, light filled living and dining space with glass doors opening into the garden; an impressive double height sitting area with a fabulous feature floor to ceiling 'Cathedral' window; and a beautifully designed open oak staircase leading to the first floor galleried seating area above.

There is an excellent choice of sleeping accommodation which will suit families, couples and friends. Three large double bedrooms: one is downstairs (a king-size room, with an en-suite shower room, and views of the garden), and two upstairs (a twin room with distant views of the sea, and a super-king/twin room which overlooks the woodland garden). It also features a large family bathroom on the first floor, with both bath and walk-in shower, and a cloakroom downstairs.

The house is fitted throughout to a high specification, has efficient air source heat pump central heating - underfloor downstairs, radiators upstairs - beautiful tiled floors, wood-panelled latch doors, a well-equipped contemporary kitchen, useful separate utility/boot room, and walk-in showers with rainfall shower heads. A widescreen wall-mounted smart TV will make sure you don't miss the latest episode of your favourite series, and there is a wireless speaker so you can fill the space with music of your choice.

In the spring and summer months you can relax in the beautiful woodland garden, with its patio area and curved sloping lawn. Go through the gate at the top of the garden and you can explore the trails in the National Trust woodland, and adjoining Fair Lady Wood. In the winter, light the wood burning stove, and relax after a bracing walk on West Runton beach. It's an easy fifteen minute walk down to the village, where you will find shops, tea rooms, and the Coasthopper bus stop. From here it's just a short walk to the beach.

This really is a very special holiday property, and will appeal to discerning holidaymakers who appreciate quality and style, want to enjoy a private and peaceful location, as well as easy access to local beaches, wonderful coastal and rural walks, and a comfortable base from which to explore this lovely area of North Norfolk.

Ground Floor:
Entrance Hallway
A spacious entrance hall, with console table, mirror, tiled floor with rug, and striking curved wall walkway. The keypad for the burglar alarm is just inside the entrance door.
Cloakroom
With tiled floor, wash basin and WC.
Open-plan living area
A lovely light and airy space for relaxed dining, creative cooking and somewhere comfortable to chill out and spend time with family and friends, listen to music, light the wood burning stove etc.
Kitchen area
With tiled floor, electric oven, hob with glass splashback and extractor over, integrated fridge/freezer, microwave and dishwasher.
Dining area
With wooden flooring, oak table, two benches and armchair, and door leading into the garden.
Sitting area with wooden flooring, two sofas, coffee table, ladder shelving, colourful cushions and rug. There is a Smart television, a Bluetooth speaker, and double wood burning stove (a basket of logs will be supplied). French doors lead into the garden, and a stunning cathedral window floods the room with light.
An oak return staircase leads to the galleried mezzanine above.
Master bedroom
With a king-size bed, fitted wardrobe and shelving, hairdryer and views across the garden to the woodland.
En-suite shower room
Walk-in shower with rainfall shower head and hand-held shower, wash basin, WC and towel rail.
Utility/boot room
With storage cupboards, coat hooks, and space for boots. There is a washing machine, tumble dryer, ironing board and iron. A side door leads into the garden.

First Floor:
Galleried seating area
An oak staircase from the sitting area takes you to a first floor galleried seating area, where there is additional comfortable seating, table and a trunk containing board games.
Twin bedroom
With full-size twin beds, fitted wardrobe with shelving and views across to the sea in the far distance.
Super-king size bedroom
With zip-and-link super-king size bed which can be made up as single beds if required (please request on booking), fitted wardrobe with shelving and views over the woodland garden.
Family bathroom
A spacious room with bath, large walk-in shower with rainfall shower head and hand-held shower, wash basin and WC. Freestanding towel rail.

Outside:
To the front of the house is a large shingled parking area which will easily accommodate three cars. At the back of the house the garden is mostly laid to lawn, with shrub borders, and framed by woodland. There is a patio immediately outside the house with garden furniture with a table and seating for six guests and charcoal barbecue. A garden gate at the top of the garden gives direct access into Roman Camp National Trust woodland.

Additional Information
Sorry, no pets. Please note: although this is not a dog friendly property, the owner’s dog does visit the house occasionally.
There is an iron and ironing board.
