The 150 hectares Tenuta di Caiolo farm is divided into two separate holdings: the estate’s vineyards and wheat fields are situated to the north of the charming medieval hill town of Panicale, while our olive groves, farmhouses and other accommodation facilities, the restaurant and the swimming pool are on the Caiolo hillside to the south.
Caiolo is a word of Lombard origin, used to refer to a farm where horses were bred for the army. The land had been owned the Orsini family for centuries, before being bequeathed to Fausto Sepiacci by his uncle, Luigi Orsini, in the 1950s.
The Sepiacci family expanded the Tenuta di Caiolo estate with the acquisition of neighbouring properties purchased from the noble Sottocasa family. The farm borders the small village of Migliaiolo, home to the old manor house and the eighteenth-century Saint Donnino church, also owned by the family, recently restored and currently in great demand for celebrating weddings.
Fausto and his wife Giuseppina set about transforming the estate in the 1980s, and it soon became the first country estate in the area to offer hospitality and accommodation to visitors from all over the world.
Fausto and Giuseppina’s son Massimo and his wife Giselda continued to develop the estate as a destination for travellers from far and wide, and today their children, Daniele and Elena, help to keep what has now become the family tradition thriving.

L’azienda agraria Tenuta di Caiolo composta da 150 ettari è suddivisa in 2 parti: quella a nord del Borgo di Panicale dove si coltivano cereali ed uva; e quella a sud dove troviamo gli oliveti, le strutture ricettive e il ristorante, che insieme alla piscina si trovano sulla collina di Caiolo. Caiolo, toponimo di origine Longobarda, indica il luogo dove venivano allevati i cavalli dell’esercito, era un antico possedimento degli Orsini. Luigi Orsini, negli anni ’50, la lasciò in eredità al nipote Fausto Sepiacci. Passata così alla famiglia Sepiacci, la Tenuta di Caiolo fu’ ampliata con l’acquisizione di limitrofe proprietà dai Conti Sottocasa. L’azienda confina con il piccolo borgo di Migliaiolo dove si trova anche l’antica casa padronale e la chiesina settecentesca di San Donnino, proprietà della famiglia, ripristinata e restaurata, e’ oggi molto richiesta per celebrare matrimoni. Fausto, e sua moglie Giuseppina ne iniziarono negli anni ’80 la trasformazione nel primo agriturismo della zona. Massimo, figlio di Fausto e Giuseppina, i suoi figli Daniele ed Elena e sua moglie Giselda, continuano il lavoro iniziato molti anni prima, con grande entusiasmo. ENG.
