Registration

Hosts must obtain a business license, TOT certificate, and short-term permit in order to provide stays for less than 30 days. There are only 3,900 short-term rental permits available in Eastern Placer County, and only one permit will be issued per property. While owner-occupied rentals must obtain a permit, they are exempt from the permit cap.

Hosts must renew their short-term rental permit on an annual basis.

    Waitlist

    Once the 3,900 permit cap is reached, the County will maintain the overall cap inventory as permits are not renewed or revoked. On a quarterly basis starting on July 1, 2022, the County will open up the application process to those on the waitlist. Applications will be processed based on the date of receipt of the application, starting with the oldest date.

    Operating requirements

    Refer to the ordinance for operating requirements related to noise, trash, parking, occupancy, and building and fire code safety. Violations will result in fines starting at $1,500 per day.

    Taxes and fees

    Hosts in Eastern Placer County are required to collect and remit the 10% TOT and 1-2% TBID on short-term stays. Get more info.
