    We’d like to call your attention to some important changes to IRS rules that could affect your 2022 tax filing. The bottom line? It’s essential that you provide taxpayer information for yourself and anyone else who receives payouts directly from your Airbnb account. This will ensure that you continue to receive your payouts and can accept new bookings without interruption.

    Providing taxpayer info to Airbnb

    Up until now, we have only issued 1099 forms to Hosts who had earnings of over $20,000 per year and 200 bookings or transactions. Starting January 1, 2022, the American Rescue Plan Act will require Airbnb to issue a 1099 form for all Hosts with annual earnings of $600 or more from bookings.

    To prepare your tax document, we need you to provide taxpayer information. This should only take a few minutes to complete.

    If we don’t have taxpayer info on file for you, your calendar will be blocked from future reservations, and payouts scheduled for January 2022 and beyond will be paused. You may also experience up to 30% tax withholdings on your 2022 payouts.*

    Using a 1099 to report income

    One of the tax documents many Hosts ask about is Form 1099-K, which is used to report certain payment transactions, such as sharing a space on Airbnb, to the IRS.

    It’s important to provide taxpayer info so we can issue the correct 1099-K. Without the right information on the form, your tax filing may be inaccurate, and it may be difficult for you to reclaim tax withholdings.

    Whether you receive a Form 1099-K from Airbnb depends on a few factors. Airbnb will send you a Form 1099-K for 2021 if all of the below apply:

    • You’re a U.S. citizen, U.S. resident alien, or operating as an entity organized in the U.S. or under the laws of the U.S.
    • Your gross earnings from January 1 to December 31, 2021, exceed $20,000
    • You had 200 or more transactions during the 2021 calendar year

    Starting January 1, 2022, federal law is expanding our reporting requirements to include the earnings of significantly more Hosts. Airbnb will send you a Form 1099-K for 2022 if both of the below apply:

    • You’re a U.S. citizen, U.S. resident alien, or operating as an entity organized in the U.S. or under the laws of the U.S.
    • Your gross earnings from January 1 to December 31, 2022, exceed $600
    It’s essential to provide taxpayer information to Airbnb so we can issue accurate tax reporting documents.

    Your Form 1099-K for the previous year is typically available in late January in your account under Payments & payouts—so you may want to pay close attention to your inbox during this time. We’ll also mail a copy to the address you provide in your taxpayer information, unless you chose electronic delivery only.

    Finding your Airbnb earnings

    All transactions paid out in a calendar year are listed in your Earnings summary, including both gross and net earnings.

    • Gross earnings: Your gross earnings are the total amount earned before considering any tax withholdings or adjustments—like Airbnb service fees and reservation cancellations—that may have reduced your payouts
    • Net earnings: Your net earnings are the gross amount of earnings received, minus Airbnb service fees and any adjustments (reservation adjustments, guest refunds, etc.)

    If you’re looking to dive a little deeper, you can filter your transactions by payout method, listing, and date in your Transaction history. You’ll also have the option to download a .csv file that can be opened by standard spreadsheet programs like Microsoft Excel, Google Sheets, or Apple Numbers.

    Calculating your deductions

    It’s possible that not all of your Airbnb income is taxable. As you begin the filing process, don’t forget to consider whether there are expenses that you may be able to deduct, including:

    • Your monthly rent or mortgage payment
    • Utilities, like gas, electricity, and internet used during stays
    • Property insurance
    • Repairs, like the cost to fix a broken window or leaky faucet
    • Cleaning services and supplies
    • Registration fees for educational events on property management
